COMMERCIAL APPRAISALS
INDUSTRIAL BUILDINGS
Industrial buildings are
designed to accommodate the manufacturing process which
can include production, assembly, storage, distribution
and administrative activities. Each process requires
a specific floor plan and/or building attribute. Some
industrial facilities are specifically designed to accommodate
all processes, while others may only serve the needs
of one process or a combination of processes. The buildings
can be multi-tenancy structures with mixed functions
or single-user facilities.

in the appraisal and consulting of industrial real estate,
from a development and ownership standpoint to a market-supported
and fully-researched appraisal standpoint. The staff
at Moyer Realty Advisors, LLC has appraised numerous
industrial properties ranging in size from 5,000 to 1,500,000
square feet, and consisting of older, pre-war manufacturing
facilities to new, state-of-the-art, distribution warehouses.
The valuations have been made on both a fee simple and
leased fee basis.
OFFICE BUILDINGS
Office buildings are
designed for commercial occupancies and
may be subdivided into smaller units for tenant use.
Office buildings may be constructed for a particular
use such as medical office. Medical office buildings
are typically designed for medical and/or dental services
with examination and outpatient rooms, as opposed to
general office buildings. The interior finish may have
plaster or drywall and, depending on the quality, utilize
glass and special wall covering.
Floor finishes are typically carpet, terrazzo or vinyl.
Ceiling finishes vary with the quality. Luminous ceilings
and high-intensity, fluorescent lighting are found in the
better qualities. Medical office space may include high-intensity,
fluorescent lighting with better qualities and also may have
x-ray capabilities, lead-lined walls, soundproof exam rooms
and a high degree of built-in cabinetry, sinks and plumbing.
In the restrooms, both the number and quality of fixtures
generally correspond to the quality of the building. Typically,
floor finishes in the restroom areas are ceramic tile. At
all quality levels, metal partitions and commercial plumbing
fixtures can be found.
Most offices have a combined heating and cooling system,
while the lower-cost structures have heating only.

Shopping centers typically provide
a variety of general merchandise, apparel, furniture, home
furnishings, service,
and recreational facilities which are usually built around
one or more department stores. Shopping centers may be classified
as malls, regional shopping centers, super regional shopping
centers, neighborhood shopping centers, community shopping
centers, specialty centers, festival center, fashion center,
outlet mall, discount or wholesale center, power center,
big box, hypermart and/or warehouse club.
